First Floor: The covered entryway leads to a roomy first floor king bedroom with attached bath. You will find a private walk out back porch, smart TV and arcade system for the occasional rainy day. A full size washer and dryer are also available on this floor. Second Floor: This floor features an open and airy living room with a modern kitchen. It’s a great place to relax after a day at the beach or to gather for a meal and plan your day of fun! The living room also has a pull out sofa bed if needed. If you desire to dine-in the kitchen is fully stocked with cookware, dishware, and features updated stainless steel appliances. Appliances include a toaster, waffle maker, crockpot, blender, and Keurig coffee maker. The walkout balcony allows for al fresco dining. A Jack and Jill bathroom leads to a fun and inviting bedroom with full over full bunkbeds! Third Floor: The third floor features a master suite with a king bed, comfortable lounge area, attached bath and coffee bar with mini fridge. There lounge area sofa also doubles as a queen bed for additional sleeping area. Wake up, grab a coffee and take in the view on the private walk out balcony! Beach Day!! Private, deeded beach access is within 3 minutes walk from your door! The community’s heated pool provides a year round alternative to the beach when you want to change of pace. After exploring return to your private retreat and relax on one of the private balconies or the back patio enjoying the ocean breeze. This hidden gem provides comfort and convenience in a spectacular setting! Amenities include: Beach cart, four chairs, two umbrellas, floats, two adult bikes, and a Pac-Man arcade game. Board games also provided. Washer and dryer with initial supply of detergent. High-speed Wi-Fi. Free off street parking available. Linens provided for each guest. Small set of hand weights, exercise bands and yoga mats for a quick early morning workout. Location highlights include: Scenic Highway 98 runs in front of the community and a dedicated walking and bike path offer stunning beach views. The house is within five minutes of major shopping destinations and outlet stores. There are also a few restaurants within walking distance! The Emerald Coast offers endless possibilities., from fishing charters, world-class golf courses within 15 minutes, waterfront dining, boutique shopping in downtown Destin, water, sports, and the natural beauty of Henderson Beach State Park.

HOUSE POLICIES Please familiarize yourself with our core operating procedures to ensure a seamless stay and avoid unexpected charges. ⏰ CHECK-IN & CHECK-OUT Check-In Time: 4:00 PM CST Check-Out Time: 10:00 AM CST No Early Check-Ins: Our cleaning and inspection teams require the full turnover window to ensure strict hygiene standards. ❄️ THERMOSTAT RULES (HVAC) To prevent system freeze-ups and compressor damage in high coastal humidity: • Summer (Cooling): Set no lower than 70°F • Winter (Heating): Set no higher than 68°F Crucial: Keep all exterior doors and balcony sliders tightly shut while AC is running. Open doors cause extreme condensation and system lockouts. 📦 LOST & FOUND POLICY Any personal items left behind after checkout will incur a $50 administrative handling charge plus the actual cost of postage and shipping. 🍗 CHARCOAL GRILL POLICY • Charcoal: No charcoal or lighter fluid is provided. Guests must supply their own. • Safety Distance: Grills must be operated at least 10 feet away from the building structure. Prohibited: Grilling on upper-level balconies or under covered overhangs is strictly forbidden by fire code. 🐶 PET POLICY Pets are not allowed in or around the unit. If an unauthorized pet is confirmed it will result in an additional $500 cleaning fee and possible loss of the remainder of your stay. 🚬 SMOKING POLICY There is a strict No Smoking policy on the premises. This includes the upper balconies. If guests choose to smoke please do so away from the house and dispose of used material appropriately. Evidence of indoor smoking will result in an additional cleaning charge of $500. 🏠 OWNER / STAFF ENTRY Management or authorized service technicians reserve the right to enter the unit during a guest stay for urgent repairs, essential maintenance, or reported violations. Advance notice will be sent via the booking platform whenever possible. 🌀 WEATHER & CANCELLATION • Mandatory Evacuations: Official evacuations issued for Okaloosa County will receive a prorated refund for unused nights. • Tropical Rain / Minor Storms: Voluntary cancellations without official mandatory orders are non-refundable. Travel insurance is recommended. Management Operating Hours & Holiday Closures Our management team operates from 8:00 AM to 6:00 PM CST, 7 days a week. All communication should be submitted through your booking platform.
